Construction Project Management

Owner-side construction project management in Toronto means we run the project for you: the schedule, the cost, procurement, and the consultants and contractors, with no construction contract of our own. It’s for owners and developers across the GTA who are paying for a building and don’t have a team to manage it day to day. It pairs with owner’s representation, and many owners hire us for both.
Timely work
We know the importance of keeping a project moving in a prompt and timely manner. Decisions that wait cost money; long-lead items that are bought late cost schedule. Our team keeps a live view of what has to happen when, and makes sure the owner’s decisions arrive before the project needs them. The reporting keeps you informed without taking over your week.
Type of project
No matter what type of project you have, you will be able to count on our team. Our experience was built at PCL Constructors and Oxford Properties on high-rise residential, AAA office revitalizations inside occupied towers, retail renovations in live centres, transit-oriented communities and large-format industrial buildings. Any sector and any size can be handled by our team.
Project management experience
The project managers at Myhal Construction have the right kind of training and experience. Our team has more than twenty years in construction in Toronto and across Canada, with over $3 billion delivered at PCL Constructors and Oxford Properties. We know the proper way to complete the work because our methods were refined on projects like yours.

Our Toronto construction project management process. Assess, plan, run.
Assess the project
You shouldn’t assume your project needs a full-time project manager until we have looked at it. We review the budget, the schedule, the contracts and the team, and we tell you plainly where the risk actually sits.
Set the plan
A budget, a schedule and a procurement strategy the project can genuinely be delivered against, agreed with you before the first commitment is made. The average project inherits a plan somebody else wrote. Ours are built for the owner who has to live with them.
Run it, and report it straight
Weekly control of cost, schedule and decisions; monthly reporting your board and lender can read; and a straight answer when the news isn’t good. Toronto owners don’t have time to run a construction project on top of the business that pays for it. That is what we are for.
Construction project management in Toronto, ON. What has to be built into the plan.
Toronto is the busiest construction market in Canada, and the pace changes what an owner has to manage. The transit map is being redrawn around Line 5 Eglinton, the Finch West LRT, the Ontario Line and the Scarborough Subway Extension, and anything within 60 metres of a Metrolinx corridor needs a Metrolinx technical review. The Construction Act’s prompt-payment rules mean an owner has 14 days to dispute an invoice and 28 days to pay it, with adjudication available to the contractor if either is missed. Toronto Green Standard Version 4, development charges of $805.64 per square metre for non-residential work, and site plan timelines that run well past the statutory clock all have to be built into the plan, not discovered on the way.
Our Toronto experience was built at PCL Constructors and Oxford Properties: the TD Centre façade revitalization, construction management at CityPlace, preconstruction at Scarborough Junction and at 1151 Weston Road beside the Crosstown, and revitalizations inside occupied towers in the Financial District. Each plan starts from a budget the owner can read, so it helps to know how to read a construction estimate before the first number is agreed. Common questions.
What is construction project management for owners?
Day-to-day management of a construction project on the owner’s behalf: schedule, cost, procurement, consultants, contractors, changes and reporting. The general contractor manages the build. We manage the project, for you.
How is this different from owner’s representation?
They overlap. Owner’s representation is the role: someone accountable to the owner for the whole outcome. Construction project management is the day-to-day work that role does. Many owners hire us for both; some have an internal lead and need only the project management. See owner’s representation.
How is this different from a construction manager?
A construction manager under a CCDC 5A or 5B contract delivers the building and is paid by the construction budget. We hold no construction contract and are paid by the owner. See owner’s rep or construction manager.
What do construction project management services cost in Toronto?
A fixed monthly fee or a modest percentage of construction value, scaled to the project and the stage. Call 647-932-2902 for a number specific to your project.
What does a construction project manager do for an owner?
Runs the project for you day to day: the schedule, the budget and forecast, procurement and tender, coordination of the consultants and the contractor, changes and payment, and a monthly report. The contractor’s own project manager manages the build for the contractor. How much of this falls to us depends on the delivery route; see design-build vs design-bid-build.
How do you handle changes and payment on a project?
Changes are priced and approved before the work is done; our guide to change orders explains where they come from. Invoices are checked against the contract and the work in place, then paid or disputed inside Ontario’s prompt payment timelines, with the holdback kept as the Act requires. See construction liens and holdback.
Do you provide project management services outside Toronto?
Yes. Mississauga, Brampton, Vaughan, Markham, Oakville, Hamilton, Durham and north to Barrie. See where we work.
