Find the gap on paper

Set the drawings side by side and list every place the structural, mechanical, civil and architectural sets disagree. Most coordination problems are small once they are written down.

Get one design lead

Somebody has to own the coordinated set, and it is normally the prime consultant. If nobody was hired to coordinate, that explains the silence, and it is a contract fix before it is a personality fix.

Run one meeting and one log

A single weekly coordination meeting with every discipline present, a numbered issues log and a date beside each item. Emails between two consultants stop deciding things that affect the whole building.

Bring in representation

Building in Pickering

Pickering, Ontario Construction Project Management

Pickering is about 40 minutes east of our Toronto office on Highway 401, and the next decade of its construction is already visible. Ontario approved the $26.8 billion refurbishment of Pickering Nuclear units 5 to 8 in late 2025. Subject to Canadian Nuclear Safety Commission licensing, execution begins in early 2027 and runs into the mid-2030s, supporting roughly 30,500 jobs.

The industrial land is in Seaton. The City bought the 800-acre Innovation Corridor from the Province and markets it directly. Kubota Canada anchored it in 2022 with a 500,000-square-foot distribution centre and 65,000 square feet of head office on 50 acres. Next door, the $266 million Seaton Recreation Complex and Library moved into detailed design in late 2025 and is headed for tender. To the south, towers of 40 and 45 storeys are under construction at Pickering City Centre.

For an owner, Pickering is a two-tier file. The City’s new development charge by-law took effect July 1, 2025, Durham Region charges its own, and the Seaton lands are charged on their own schedule. Industrial permit applications filed since February 2025 can defer the regional charge for up to five years under Durham’s Industrial DC Deferral Program. Most of the growth lands sit in the Duffins Creek watershed, so the Toronto and Region Conservation Authority is often the approval that sets the schedule.
