What is preconstruction planning?

The work that happens before construction starts — developing the budget, schedule, procurement strategy and risk picture while the design is still taking shape. It’s the single biggest lever on a project’s outcome.

When should it start?

As early as land acquisition or concept design. The earlier construction thinking enters the room, the more options you have — and the cheaper they are.

Is value engineering just cost-cutting?

No. Done well, it finds better ways to achieve the same intent — different systems, methods or sequencing that improve value without degrading the design.

What happens after preconstruction?

Whatever the project needs — ongoing consulting, or full owner’s representation through delivery, with no lost context.
