Owner’s Representation

Tower cranes over an active construction deck in Toronto

We provide expert owner’s representation in Toronto and across the GTA. The management your construction project needs can be handled by our team. Here at Myhal Construction, we offer owner’s representation and construction project management for owners and developers who want senior people on their side of the table. All the while, we hold no construction contract and carry no competing interests, so the advice you get serves one party. We know that construction is where a development’s value is made or lost. We want to give you a result you can count on, and we make sure the project is run so that it holds.

Timely decisions

We know the importance of getting a decision made in a prompt and timely manner. A construction project generates dozens of them a week, and the ones that wait are the ones that cost money. Our team organizes the facts, challenges the assumptions and gives you a practical recommendation before the project moves on. All the while, you get back the hours a project would otherwise take from your day.

Type of project

No matter what type of project you have, you will be able to count on our team. We have represented owners through office towers, master-planned communities, retail in live environments and complex industrial buildings, and each one changes what needs watching. A $7 million fit-up, a $150 million revitalization or a $3 billion community can all be handled by our team.

Representation experience

The people at Myhal Construction have the right kind of training and experience. We have been leading construction in Toronto for more than twenty years, built at PCL Constructors and Oxford Properties, with over $3 billion delivered. We know the proper way to run a project because we have run them from every seat: estimator, site lead, project manager and owner.

Reporting and documentation

We get the work done, and then we give you documentation you can act on. Cost to date, committed cost, forecast to complete, contingency remaining and the schedule those numbers assume, every month, in a format your board and your lender can read. You will always know where your project stands, including when the news isn’t good.

What we handle

The whole job, or the parts you need.

Budget & schedule validation

Independent review of the plan before construction starts, so you commit to numbers that are real.

Architects and engineers kept aligned to your budget, program and intent through every stage.

Cost & change control

Every claim, change and invoice reviewed before it reaches your account, and challenged when it should be.

Schedule & risk oversight

Milestones tracked, slippage flagged early, and risks managed before they become costs.

Reporting

Clear, decision-ready reporting on where the project actually stands. Good news or not.

How we work

Our Toronto owner’s representation process. Three steps, no surprises.

01

Assess the project

You shouldn’t assume your project needs a full-time owner’s representative until we have looked at it. We review the budget, the schedule, the contracts and the team, and we tell you plainly where the risk actually sits.

02

Scale the engagement to the decision in front of you

The average consultancy sells the biggest engagement it can. At Myhal, we don’t want owners paying for representation they don’t need. Sometimes one estimate or one review is the whole job. Sometimes it is the whole project.

03

Call us and we get to work

Toronto owners don’t have time to run a construction project on top of the business that pays for it. You want the building delivered the way it was promised. We make it easy to start by coming to your office or your site and getting into the file the same week.

Building in Toronto

Owner’s representation in Toronto, ON. What the market asks of an owner right now.

Toronto is the largest construction market in Canada and the one we know best. The Toronto CMA led the country in multi-unit and office permit values through 2025, and the transit map is being redrawn around Line 5 Eglinton, the Finch West LRT, the Ontario Line and the Scarborough Subway Extension. Non-residential development charges sit at $805.64 per square metre with industrial uses exempt, site plan approvals across Ontario average roughly 23 months against a 60-day statutory clock, and Toronto Green Standard Version 4 applies to every ICI and mid-to-high-rise application from June 2026.

None of that is a reason not to build. All of it is a reason to have someone on your side who has built here before: the TD Centre campus, CityPlace, Scarborough Junction, the Crosstown corridor and a dozen downtown office revitalizations. Owner’s representation FAQ

Common questions.

What does an owner’s representative do?

An owner’s representative manages a construction project on the owner’s behalf: consultants, contractors, contracts, budget and schedule, from early planning through handover. We cover the role in detail in this guide.

How is an owner’s rep different from a construction manager?

The construction manager builds the project; the owner’s representative makes sure it’s built the way the owner needs. See owner’s rep or construction manager.

When should I hire one?

Ideally during preconstruction, while decisions about budget, scope and team are still open. That’s when representation adds the most value. See when to bring in an owner’s rep.

What does an owner’s representative cost in Toronto?

Typically a modest percentage of construction value or a fixed monthly fee, scaled to the project, and usually recovered several times over in avoided changes and tighter outcomes. Call 647-932-2902 for a number specific to your project.

Do you work outside Toronto?

Yes. We’re based in Toronto and work across the GTA, Ontario and Canada. See where we work.

Building something that matters? Don’t do it alone.

Tell us about the project, and we’ll show you exactly how we’d run it.
