Owner’s Representative in Barrie, ON

Barrie Owner’s Representation
Myhal Construction is an owner’s representation practice serving Barrie, Ontario and the communities along Highway 400 from Innisfil to Orillia. We can lead your project from the first budget or step in when a project has gone off track. If your schedule is tight, we will do the work from your office or your site. We will even handle the reporting to your lender directly.
We have been representing owners on projects of this kind for more than twenty years. The depth of our Toronto-market experience is what lets us give Barrie owners straight answers on cost, schedule and procurement. Give us a call for a first assessment and an honest view of what your project needs.

- Industrial and distribution buildings along Highway 400 and in the Innisfil and Bradford employment lands
- Institutional projects: healthcare, college and municipal facilities
- Mid-rise residential and mixed-use in downtown Barrie and around the Allandale and Barrie South GO stations
- Recovery of projects that are behind schedule or over budget

Barrie and Simcoe County projects tend to arrive with one problem to solve. These are the five ways we solve them, and any one can be where we start.
Owner’s representation
Senior, independent representation on Barrie and Simcoe County projects, on site as often as the job needs and 70 minutes from our Toronto office.
Owner’s representation →Construction project management
Schedule, cost and procurement run for you with the recovery discipline that put Tanger Cookstown back on its original opening date.
Construction project management →Development management
Land, feasibility, approvals and financing for Barrie owners and institutions along the Highway 400 corridor, from the County and the LSRCA through to occupancy.
Development management →Construction consulting & estimating
Independent estimates that reflect Simcoe County trade pricing rather than Toronto’s, so the budget you carry north matches the market you are building in.
Construction consulting & estimating →Preconstruction planning
Budgets, schedules and phasing set before commitments are made, including the sitework sequencing that decides whether a live retail expansion opens on time.
Preconstruction planning →Construction Problems in Barrie, ON. What to do if your project is six months behind
That was the position at Tanger Outlets Cookstown when we took it over. It opened on time. Here is the approach that worked.
Slow down
A project that far behind generates pressure to throw money at overtime. Slow down first. Find out whether the schedule you inherited was ever achievable and which milestones actually matter to the owner and the tenants.
Rebuild the plan from the finish date backwards
Opening day, tenant fixturing, inspections, occupancy, commissioning, sitework tie-ins to a live centre. Work back from the date that cannot move and find what has to happen when.
Inspect the drivers
Procurement gaps, undecided scope, unresolved site conditions and a contractor short of the right people are the usual culprits. Each one has a different fix.
Bring in representation
Even if the slip is small today, it is only going to grow as the weeks progress. Call us as soon as possible and we’ll come to your site and put a recovery plan together. Visit us online or call 647-932-2902 to get started.
Extensive sitework tied into a live operating centre is where most retail expansions lose their schedule. At Cookstown, sequencing the sitework around trading hours was the difference between opening on time and missing the season.
Barrie, Ontario Construction Project Management
Barrie is the largest city in Simcoe County and the anchor of the Highway 400 corridor north of the GTA, roughly 70 minutes from our Toronto office. It is in the middle of an institutional building cycle. Royal Victoria Regional Health Centre is planning a nine-storey, roughly 730,000-square-foot tower that will double the campus, with a separate 119,000-square-foot medical office building beside it. Georgian College opens its $32 million downtown campus at 55 Mulcaster Street in September 2026 with provincial and City funding behind it. The City opened the $31.4 million Allandale Transit Terminal to tie the downtown to GO service.
South of the city, Innisfil and Bradford West Gwillimbury are adding employment lands and residential growth along the 400, and the Cookstown outlet centre at Highway 89 remains one of the region’s largest retail draws. For an owner, Simcoe County means dealing with the County, the local municipality and the Lake Simcoe Region Conservation Authority, and it means trades and pricing that do not always match the Toronto market. We have priced and delivered here, and we bring that to your project.

Questions owners ask us about building in Barrie.
Do you actually work as far north as Barrie?
Yes. Tanger Outlets Cookstown in Innisfil is on our record, and Barrie is about 70 minutes from our Toronto office. We are on site as often as the project needs.
How much does an owner’s representative cost for a Barrie project?
A modest percentage of construction value or a fixed monthly fee, scaled to the project. On a recovery it is usually a fraction of the cost of the delay it prevents. Call 647-932-2902 and we will give you a real number.
Can you manage a project in a live retail centre?
That is most of our retail experience: Square One and Cookstown were both renovated and expanded while trading. Phasing, hoarding, trading-hours restrictions and tenant coordination are part of the plan from day one.
Do you cover Orillia, Innisfil and Bradford?
Yes, along with Newmarket, Aurora and the rest of northern York Region on the way up the 400 and 404. See where we work.
