What is preconstruction?

Preconstruction is the planning phase before construction begins — developing the budget, schedule and procurement strategy, reviewing constructability, and identifying risk while the design is still being finalized. Done well, it’s the single biggest lever on a project’s cost and outcome.

When should preconstruction start?

As early as the concept or schematic design stage. The earlier a construction perspective is at the table, the more influence it has over the decisions that drive cost — and the cheaper those decisions are to change.

Is value engineering just cost-cutting?

No. Done properly, value engineering finds better ways to achieve the same goals — smarter systems, materials and methods that improve value without sacrificing the design intent. Cost-cutting under pressure usually does the opposite.
