Owner’s representation in Toronto and across Ontario.

Myhal is an independent owner’s representative for developers, institutions and private owners building in Toronto, throughout Ontario and across Canada. We sit on your side of the table from the first decision to the final walkthrough — one senior, accountable advocate protecting your budget, schedule and standards.

An owner’s rep is the difference between reacting to problems and preventing them. We manage the consultants, contractors and contracts so the people with different incentives stay aligned with yours.

What an owner’s representative does.

As your owner’s representative, we carry the project so you can run your business — translating your priorities into decisions, and decisions into delivered space. We are your single point of accountability across every consultant, contractor and authority involved in the work.

  • Design and consultant management
  • Tender, contract and procurement strategy
  • Budget, cost and change-order control
  • Schedule oversight and risk management
  • Clear, decision-ready reporting

Why owners hire a representative

On most projects, the owner is the least-represented party in the room. The general contractor has estimators, project managers and superintendents protecting its position. The architect and engineers protect their design. Every trade protects its scope. The owner — who is paying for all of it — is often the only one without a dedicated, construction-fluent advocate.

That gap is where budgets erode and schedules slip. Decisions get made in the owner’s name without the owner fully understanding the cost, and small problems compound into claims. An owner’s representative closes the gap. We bring the same depth of construction knowledge the other parties have — applied entirely to your interests — so you can make confident decisions with a clear view of cost, schedule and risk at every stage.

For owners in Toronto and across Ontario building offices, residential communities, retail or industrial facilities, that independent oversight typically pays for itself many times over — in avoided change orders, tighter contingencies and a building delivered the way it was promised.

Owner’s representation across every sector

We represent owners on office towers and workplace fit-ups, high-rise and master-planned residential communities, retail renovations in live environments, and complex industrial builds. The discipline is the same in every sector; the risks are not. Owner’s representation FAQ

What does an owner’s representative do?

An owner’s representative protects the owner’s interests across a construction project — managing the consultants, contractors and contracts, and controlling budget, schedule and quality from the first decision to final handover. We cover this in depth in what does an owner’s representative do.

How is an owner’s rep different from a construction manager or general contractor?

The construction manager or general contractor builds the project; the owner’s representative makes sure it’s built the way the owner needs and protects the owner’s interests across every party. See owner’s representative vs construction manager for a full comparison.

When should I hire an owner’s representative?

As early as possible — ideally during preconstruction, when decisions about budget, scope and team are still open. The earlier we’re engaged, the more we can protect. Owners typically bring us in when a project is large, complex, or too important to leave to chance, and they don’t have senior in-house construction capacity.

How much does owner’s representation cost?

Fees are usually a modest percentage of construction value or a fixed monthly fee, scaled to the size and complexity of the project. On most builds the cost is recovered many times over through tighter budgets, fewer change orders and avoided risk. We’ll scope a fee to your specific project — get in touch for a conversation.

Do you work outside Toronto?

Yes. We’re based in Toronto and work across Ontario and throughout Canada, with project experience spanning the country.
